Welcome to Nasma Homes. These Terms & Conditions (“Terms”) govern your use of our website and the booking of our furnished holiday homes and serviced apartments in Dubai and Abu Dhabi, United Arab Emirates. By using our website or making a booking request, you agree to these Terms.

1. Bookings & reservations

Submitting a booking request through our website does not constitute a confirmed reservation. All requests are subject to availability and written confirmation by Nasma Homes. A booking is only confirmed once you receive confirmation from our team or our booking partner, and any required payment or deposit has been received.

2. Pricing & payment

All rates are quoted in UAE Dirhams (AED) and may be charged on a nightly, weekly or monthly basis as shown for each residence. Rates, availability and any applicable fees, taxes or tourism charges may change without notice until a booking is confirmed. Payment terms will be communicated at the time of confirmation.

3. Check-in & check-out

Standard check-in and check-out times will be provided with your booking confirmation. Early check-in or late check-out may be available on request and may incur an additional charge. Valid government-issued identification is required at check-in for all guests, in line with UAE regulations.

4. Cancellations & changes

Cancellation and amendment terms depend on the rate and length of stay and will be stated at the time of booking confirmation. Unless otherwise agreed in writing, cancellations may be subject to charges. Please contact us as early as possible to request any change to your stay.

5. Security deposit

A refundable security deposit may be required prior to or upon check-in to cover any damage, excess cleaning or breach of these Terms. Any deposit will be refunded after check-out, less any deductions, in accordance with the terms provided at booking.

6. Guest responsibilities & house rules

  • Occupancy must not exceed the maximum number of guests stated for the residence.
  • The residence must be kept in good condition; guests are responsible for any damage caused during their stay.
  • No smoking inside the residences. No parties or events without prior written approval.
  • Guests must respect building rules, neighbours and applicable UAE laws at all times.
  • Subletting or commercial use of the residence is not permitted.

7. Liability

To the maximum extent permitted by law, Nasma Homes shall not be liable for any indirect or consequential loss, or for loss of or damage to personal belongings, arising from your stay, except where caused by our negligence. Nothing in these Terms excludes liability that cannot be excluded under UAE law.

8. Force majeure

Nasma Homes is not responsible for failure to perform its obligations due to circumstances beyond its reasonable control, including natural events, government action, or disruption to utilities or services.

9. Intellectual property

All content on this website, including text, images, logos and design, is the property of Nasma Homes or its licensors and may not be reproduced without permission.

10. Changes to these Terms

We may update these Terms from time to time. The version published on this page at the time of your booking applies to that booking.

11. Governing law

These Terms are governed by the laws of the United Arab Emirates, and any disputes shall be subject to the jurisdiction of the competent UAE courts.
